The product

The whole life of a loan, on one file.

Six parts, listed honestly. If something is not on this page, it is not in Groundwork yet.

01

Origination

The loan file is the product. A persistent header carries the numbers a lender always wants — amount and LTV, rate, points, target close, maturity, draw budget remaining — and thirteen tabs hang underneath it in a fixed order, so the file looks the same on the fourth loan as on the four hundredth. Stages are yours to name; every one of them maps to a fixed internal phase, so renaming a stage never breaks a report.

  • Pipeline with saved views, filters, and a board that groups by stage
  • An interview-style borrower application, per program, with autosave and resume
  • Underwriting queue, conditions with prior-to-docs and prior-to-funding buckets
  • Credit memo and deal analyzer — LTV, LTC, ARV, DSCR, flip profit — live as numbers change
  • Fee worksheet and fee templates, with comp tracked per file
  • E-signature built in: templates, merge fields, multiple signers, signed PDFs filed back
  • Draw budgets, inspections, partial approvals, retainage, lien waivers, funding requests

02

Servicing

Most origination systems stop the day a loan funds, which is the day the spreadsheet starts. Here the same file keeps going: every payment posts to a ledger, every payoff quote is a dated statement you can hand to a title company, and the numbers a borrower sees in their portal are the numbers on your screen.

  • A posted ledger in whole cents — payments, charges, reversals, all dated and audited
  • Payoff quotes that show their work line by line, good through a date you choose
  • Term versions: rate changes, extensions and modifications keep their own history
  • Insurance expiry and maturity watchlists, with the warnings set by you
  • Automatic payment reminders and late notices on your cadence, in your firm’s name
  • Year-end interest figures per borrower, ready for the 1098 your accountant files

03

Investors

If other people fund your loans, the answer to “what am I owed this month” should not be a spreadsheet you rebuild on the first. Participations sit on the loan, distributions come off the same ledger the borrower pays into, and the statement your investor downloads is generated from it rather than typed.

  • Participations per loan, with the allocation math done in whole cents
  • An opportunities board: offer a deal, take soft commitments, allocate
  • Investor statements generated from the servicing ledger, not re-keyed
  • A portal where one investor signs in once and sees every firm they fund
  • Allocation snapshots so a past month still reports the way it reported then

04

Borrower portal

Borrowers judge a lender by the portal, and the portals in this industry are its most-complained-about screens. This one is white-labelled to your firm, organised around one loan at a time, and built for the phone somebody is holding on a job site.

  • Your subdomain, logo and colour — it looks like your company, not like ours
  • One shell per loan: overview, payments, draws, requests, documents, messages
  • A milestone bar you control — you choose what borrowers get to see
  • Photo uploads from a phone, and a login-free upload link for the email-averse
  • Draw requests with line items, notes and photos, straight from the site

05

Messaging, documents and e-sign

The email chain, the shared folder and the signing account are three tools with three copies of the truth. All three live on the loan file here, which is why the audit trail is complete rather than partial.

  • A message thread per loan, shared with staff and — when you allow it — the borrower
  • Document folders and classifications you define, with per-folder permissions
  • Requests that ask for a file or ask a question, generated from your own rules
  • Accept, reject with a reason, version, and preview in the browser without downloading
  • E-signature at no extra charge: no per-envelope fee, no second vendor to sign up with

06

Migration

Nobody switches systems on a clean slate. The import wizard takes the spreadsheet you actually keep, shows you what it read before it writes anything, and can be undone in one step if the mapping was wrong.

  • Upload a CSV or Excel file, map your columns, preview every row before it lands
  • Loans mid-project: budget lines with amounts already disbursed, so balances start correct
  • Borrowers, entities and contacts, deduplicated against what you already have
  • A validation pass that names the row and the reason before anything is created
  • Undo an import batch in one step while you are still checking it

Run one loan through it and see.
